Pipes, Water Supply and Ground Conditions

Home plumbing is the full chain that runs from your water meter through the hot and cold lines to every tap, toilet, appliance and gas point inside. In Teneriffe that chain threads through two very different kinds of building.

Most homes here sit inside converted woolstores, the riverside mills built from 1909 into the 1950s along Macquarie Street, Vernon Terrace and Commercial Road, which have been apartments since the 1990s. Conversion bathrooms route their pipes through boxed chases in old brick and timber, and a poorly fitted joint in a chase leaks into the floor structure well before any stain reaches a ceiling.

The rest are renovated Queenslanders up on Teneriffe Hill, older timber homes where the branch drains drop fast towards the flat below. At the last census, 88.4 per cent of Teneriffe homes were flats or apartments, so most of our work happens inside the conversions.

Ground conditions shape the job too. The river flat is soft alluvial ground with groundwater sitting close underfoot, which is why some of the old stores needed piers sunk deep. We plan under-floor and drainage work with that in mind.

Ageing heaters and slow drains each get a page of their own. See the hot water plumbing and blocked drains pages for those jobs.

Repairs, Replacements and New Installations

Fixing and installing sit in different legal boxes in Queensland, and the difference is paperwork. Mending a broken pipe or renewing a worn fitting is minor work; putting a fixture in for the first time, or shifting one, is notifiable work that ends with a Form 4.

Minor work covers repairs and like-for-like swaps, with no permit and no form. Two examples: welding up a split pipe under a kitchen sink, or swapping a perished hose behind a laundry tub, which our flexi hose replacement jobs handle weekly. A licensed plumber does them and nothing gets filed.

Notifiable work covers fixtures that are new or moving house. That takes in a full bathroom renovation inside a woolstore conversion or a new kitchen sink in a hill home. No council approval is needed, but your plumber files a Form 4 with the QBCC inside 10 business days of the job's completion and hands you a copy.

Permit work sits above both. That is plumbing or drainage for a whole new build, and it needs council approval your plumber obtains before turning soil.

Gas has its own rule. Gas systems belong to licensed gasfitters alone, covering installation, repairs, servicing and certification, so ask to see the gas work licence before any gas job begins. Our gas fitting team handles all of it.

Faults That Cannot Wait for a Booking

The faults that cannot sit around are a burst pipe, a gas smell, flooding, and no water or gas reaching your home at all. In a precinct stacked with apartments, a burst hose in one converted store can soak a timber floor and drip through to the homes below. Shutting down that unit's supply is the first move.

Renters get the same urgency. Queensland tenancy law lists a gas leak, a failed water or gas supply, a burst water service, a serious leak, flood damage and a blocked or broken toilet as emergency repairs.

Everything else can be planned. A dripping mixer, a drain that runs slow, or a toilet that needs two flushes are booked jobs, and we will find a time that suits your week.

The emergency plumber page walks through the first steps for each of those faults. If water is pouring right now, ring (07) 3524 0766 before you read another word.

First Steps When Trouble Starts

Plumbing trouble right now? Three quick checks:

  • Water you can't stop: turn off the valve at your water meter first, then call (07) 3524 0766.
  • Gas you can smell inside: switch the appliance off, open up doors and windows, and leave light switches and power points as they are. Smell still there? Turn off the gas supply and ring (07) 3524 0766, or 000 if it won't clear.
  • A drip or a cistern that won't stop filling: this is a booked job, not an emergency. Ring (07) 3524 0766 to set a time.

There's no extra fee for nights, weekends or public holidays, and we're available 24/7.

Where We Start and What We Handle

Urgent repairs come first on our run. The five we answer most are:

From there, the everyday work spreads through the home:

The suburb keeps growing, too. Area-level census figures put population growth at 21.6 per cent over the five years to 2025, and 1,652 dwellings were approved across those five years. Every one of those fit-outs and refits is plumbing waiting to happen.

The Neighbouring Suburbs We Also Cover

Our run crosses the suburb boundary most weeks. We look after Bulimba homes around its cafes and Hawthorne houses among its parks and streets.

The full list sits on the suburbs we cover page. If your address shares a boundary with Teneriffe, it is almost certainly on it.

Questions Teneriffe Locals Ask Us

Call (07) 3524 0766

Do you charge extra for plumbing call-outs at night or on weekends?

No, there is never an extra charge for nights, weekends or public holidays, and we are available 24/7. Ring (07) 3524 0766 whenever the fault turns up and we will talk you through what to do first.

How do I pick the right plumber for my Teneriffe home?

Check the licence first using the QBCC's online registers, which also show whether a Form 4 has been lodged for your address. Ask for the scope, the parts and the labour in writing before agreeing, and request your copy of the Form 4 once the job wraps up.

Which plumbing jobs can I legally do myself in Queensland?

Queensland leaves only a short list outside the licensed rules: washers and jumper valves, shower heads, filter cartridges and cistern washers or suction cups. The work still has to meet the minimum standard. Replacing an entire tap or an entire toilet is licensed work.

Who owns which pipes at my Teneriffe property?

Urban Utilities maintains the street mains and the sewer network, so faults out there are theirs to sort. Pipes on your side of the water meter are yours to look after, which covers nearly everything inside the boundaries of your Teneriffe property.

Which plumbing problems cannot wait until morning?

A burst pipe, a gas smell, floodwater and a total loss of water or gas supply need a plumber straight away. A dripping mixer or a slow leak under a sink can be booked, so ring when you spot it and we will set a time.

Does home plumbing work need a council permit in Queensland?

No, repairs, notifiable jobs and unregulated work all proceed without one. Permit work, such as the plumbing behind a brand-new house, does need council approval, and your plumber obtains that approval before any work begins.
